There were 286 closed sales of single family homes in Naples in the month of September 2009. Of these 286 Naples FL single family home sales, 79, over a quarter (27%) were Golden Gate Estates homes with an average selling price just under $150K. There are currently 3,316 active single family homes for sale in Naples, and only 461 are in Golden Gate Estates. So 13% of the market represents 27% of sales. Of the 79 that sold, 48 were foreclosures, with an average selling price of just under $130K. All but one contained 3 or more bedrooms and averaged over 1,700 sq ft. That’s averaging $76/sf for single family living in one of the most sought after destinations in Florida. Also, Golden Gate Estates lots are typically 1.14 acres, so you get a nice chunk of land as well. The development is non-gated and restrictions are that of Collier County, less restrictive than most developments in Naples. Golden Gate Estates has drawn the attention of all types of Florida home buyers. First time home buyers are anxious to take advantage of the $8,000 tax credit while investors are looking to capture a nice size home on a nice chunk of land at tremendous value. Golden Gate Estates is the most eastern development of Naples, but typically, most residents can remain within a half hour drive from the famous white sandy beaches that run the entire length of Naples coast. There are many benefits to buying in Naples Florida right now, and the numbers show that buyers are finding Golden Gate Estates to be hotbed of real estate value.
